A number of years back I had a customer call and said he wanted to replace his electric water heater. upon arriving at his home. I discovered that the Water Heater was initially installed in 1955 and this was in 1995. I asked him how he could make his tank last so long his answer was quick and simple. I flush it every six months. I flush it on New Year’s Day and the 4th of July every year and that’s how I got 40 years out of it. Flushing it will clear the trash and grit from the tank stopping any tank deterioration.

An expansion tank can easily add 5-9 years to the life of you water heater. The expansion tank acts as a shock absorber, as the water heats up, water pressure is increased the expansion tank neutralizes the increased water pressure due to heat. Check it every six months by tapping on the top of the tank. It should sound hollow if not replace it.

When setting the water temperature on your electric water heater you will find that there is a upper and lower thermostat under the tow screwed on panels on the front of your unit. 1st. Shut the power off to the water heater. 2nd remove the panels and find the little dial that shows temperature settings. Factory setting is 120 degrees, yours can be turned up to as high as 140 degrees. Be sure to set top and bottom thermostat to the same temperature. If you off set the temperature settings your water heater will run more than necessary wasting electricity.
